New, ground up construction of a New Branch for Broadway Bank, headquartered in San Antonio, Texas. Located in on Bee Cave Road in Austin, this project was one of two new branch banks constructed simultaneously on time and in budget by Riordan for this client.

Tinseltown 20 Theater Pflugerville, Texas Client: Cinemark Theaters Architect: TK Architects, Kansas City, MO Photographer: Trey Hunter Photography Completion Date: November, 2009

This project consisted of the complete interior remodel of the concessions, lobby and hallways in Cinemark Theaters' Tinseltown, Pflugerville location. Also included in the scope of work was the re-construction of theater #1 to accommodate the newest in projection systems, I-Max XD. All sight lines were modified for this massive new wall to wall and ceiling to floor screen system. The work was planned and scheduled during off hours at night and was completed without interruption of the Owner's operations.

Dobie Center Pool & Fire Restoration Austin, TX Client: Dobie Center, LLC / Carlton Group, NY, NY Architect: Graeber, Simmons & Cowan Architects, Austin, TX Photographer: In-house Completion Date: 2007

A carelessly discarded cigarette lead to a multi-alarm blaze in the early morning hours of November 19, 2006 at the Dobie mall in Austin. The old wooden deck around the roof-top mounted pool ignited to an estimated 2500 degrees Fahrenheit, partially melting the aluminum pool shell. The work consisted of the emergency fire clean up, safety and structural evaluations, recommendation of design professionals, archive research and re-construction of a new pool and deck meeting current code standards.

The Cadeau Central Market Shopping Center, Austin, TX Client: The Cadeau Architect: James Linville, AIA Completion Date: 1997

This 5,000 SF tenant improvement was constructed in just 45 days from empty shell to high-end retail.

Paper Place Central Market Shopping Center, Austin, TX Client: Paper Place, LLC Architect: 2 on 6th Architects (James Linville, AIA), Austin, TX Photographer: In-house Completion Date: 1997

This 3,000 SF tenant improvement was constructed in just 42 days from start to finish and completed well under budget.

Paper Planet Gateway Shopping Center, Austin, TX Client: Paper Place, LLC Architect: McKinney & York Architects, Austin, TX Photographer: Paul Bardagiy Photography Completion Date: 1997

This 6,000 SF tenant improvement was constructed on time and in budget, featuring fully custom fixturing in Baltic Birch Plywood and concrete counter-tops for a very custom retail finish.

Scooter Store, Retail Shops 6 Locations in Texas Client: The Scooter Store, Inc. Architect: Steve McGukin, AIA, Sacramento, CA Artist: Steve McGukin, AIA Completion Date: 2004-2005

Prominent late night TV retailer, The Scooter Store, Inc., experimented with on the ground retailing in their home state of Texas. Riordan constructed all 6 stores for this client: 3 in the Dallas Metroplex, 2 in Houston and 1 in San Antonio.

Institutional

St. Francis School 300 E. Huntland Dr., Austin, TX Client: Austin Christian Educational Foundation, Austin, TX Architect: Fatter & Evans Architects, Austin, TX Photographer: In-house Completion Date: August, 1995

Renovation of over 33,000 square feet of an existing office building, converted to school use was completed in just 62 calendar days. The complete project cycle, including design and engineering was done in just over 4 months time. Selections of off the shelf materials and systems was controlled by Riordan throughout the project to make this incredibly short deadline.

Budget and fundraising were the primary determining factors in this new gymnasium for St. Francis School. This was also Riordan Construction's 4th major project in a ten year period for this private elementary school.

Ashford Montessori School Pflugerville, TX Client: Kim Nguyen Architect: TN Architects, Houston, TX Photographer: Trey Hunter Photography Completion Date: September, 2009

This new, ground-up school for pre-school age children and after school care was constructed on the eastern edge of the growing Austin suburb of Pflugerville, Texas. Steel frame construction techniques and fast-tracking the site work allowed us to meet the Owner's schedule for the opening of school in the fall of 2009. Riordan spent many hours in re-design and value-engineering to meet an equally tight budget.

Industrial

Crane Salvage San Francisco, CA Architect: None Completion Date: June 2005

Riordan Construction provided the salvage for 4 obsolete ship-yard cranes and coordinated the re-engineering and rigging to convert one shipyard whirly crane to fit on an ocean going dredge. The owners of the cranes ceased their west coast operations and sub-contracted with Riordan to complete the work and provide environmental clean up of Dry Dock #4, Hunters Point Navy Shipyard, San Francisco , CA.

Hill Country Resort, Building 55 Canyon Lake, Texas Client: Silverleaf Resorts Architect: Architecture Demarest, Dallas, TX Photographer: In-house Completion Date: 2006

This 3 story, 12 unit, condominium is part of the Hill Country Resort, owned and operated by Silverleaf Resorts of Dallas, TX. This is just one of over 12 projects built by Riordan Construction for this client from 2005 through 2009.

Seaside, Building 7 Galveston, Texas Completion Date: September, 2007

This new 4 story, wood framed project by Riordan Construction Group, features an open ground floor to meet hurricane / storm surge requirements that the first floor be 17 feet above mean sea level.

Single-Family

This project included the complete gutting and remodel to a 1930's bungalow and the two story addition of another 1,100 square feet. This home was featured in the AIA Austin Home Tour of 1995.

This multimillion dollar, lake-front home on Lake Austin, in Austin, Texas was completed for a young couple with entertainment and a future family in mind. The home is just over 7,000 SF and features 4 bedrooms, 5 – ½ baths, with a private study, exercise room, media center, 2 living areas and a negative edge pool. All three levels have with wonderful views to the lake and to downtown Austin. The property includes 150 feet of lake frontage and docking facilities.

This new custom home was completed for a young couple, both Architects, and includes the best features of design skill combined with frugal detailing and materials selections. This was a true collaboration of Architect and Contractor to complete this home with the style and skill required to make this home the show-piece that it is. Featured in the 1997 AIA/Austin Homes Tour, and included in articles in the 1/98 issue of Texas Architect, and the 3/98 issue of Austin Home & Living, this home was also documented on Lynette Jennings, Design, on the Discovery Channel. It appeared in the Winter 2000 issue of Building Ideas magazine, a Better Homes and Gardens Publication.
